A contractor evaluation is the underwriting of the general contractor’s capabilities and ability to do the project at hand. While the lender underwrites the borrower/loan at hand, and the Doc & Cost review determines the constructability of the project, unless a Contractor Evaluation is performed, no one is underwriting one of the most important aspects of the construction process – the general contractor. A Contractor Evaluation is an in-depth review of the qualifications, capabilities, and abilities of the general contractor to complete the project. In addition to reviewing the contractor’s financials, the evaluation will take into consideration past company history and experience, work in progress, estimating programs, subs and suppliers, size and type of projects, key personnel, major equipment, and licenses.
